Homes on Corner Lots: Premium or Discount?

Real Estate Marketing and the Art of Self-Selection

Realtor conventional wisdom is that some Buyers prefer homes on corner lots, because of the extra light (and one less neighbor).

Meanwhile, others avoid corner lots, because of the additional street exposure, potential loss of privacy, and — at least in Minnesota — 4-5 months of extra sidewalk to shovel.

Net it all out, and what’s the takeaway?

Corner lots are a wash — that is, they fetch neither a discount nor premium.

“Meticulously Maintained,” Deciphered

Not new — but “meticulously maintained.” Real Estate Synonyms — and Antonyms True or false: “Meticulously maintained” means the same thing as “updated.” Give up? The correct answer is “False.” In fact, “meticulously maintained” is almost always Realtor code for not updated. Ditto for synonyms such as “well-loved,” “quaint,” “vintage,” “long-time owner,” etc. (all very nice things, by the way — just not the same as “updated”). Realtor Gaffes — Listing Presentation Edition

” . . . and Your Dog’s Ugly” I recently heard about an agent who shows up at every listing presentation — essentially, a job interview for Realtors — with a conspicuous “Sold” sign that they leave in plain view of the prospective Seller. Apparently, the agent thinks it projects confidence, “go-getter” hustle, etc.** However, it backfired with an elderly Seller when the sign slipped just a little too deeply into the agent’s briefcase. I guess that would make it a “ mal aprop” ( sorry , I couldn’t resist). P.S.: I took the liberty of reenacting the goof — that’s actually my briefcase in the two photos. **I think the tactic could just as easily be construed as off-puttingly presumptuous — which is why I don’t do it.
