2019 Edina Realty “Circle” Awards

Realtor Bragging Rights

Professionals who are coached from Day #1 in the business never to be “secret agents” can hardly be expected to be shy when they receive a sales honor.

Especially one as meaningful and hard-earned as an Edina Realty “Circle” award, handed out annually to the company’s top agents (mine is pictured above).

Why should clients care?

Two reasons:

One. Expertise.

The best way to become a top agent is to  . . . work with other top agents.

Edina Realty – City Lakes has some of the very best in the Twin Cities.  And that extends to City Lakes’ excellent Manager, Molly Goenner, who delivered over two dozen awards this morning with personalized “thank you’s,” along with a couple heartfelt anecdotes.

Two. Networking.

Guess what all those top agents are tapped into?

Listings!

And, perhaps more importantly in today’s inventory-starved market, upcoming listings.

Assuming a typical, high-producing agent (conservatively) has about 300 people in their network, an office with a couple dozen of those agents could easily reach thousands (or tens of thousands) of people.

People who may be contemplating moving, or, have already hired a Edina Realty colleague, and may be just weeks away from coming on the market.

Think that might be an advantage for prospective Buyers?

As they like to say in the Upper Midwest . . . “You betcha!”

P.S.: the best line from this morning’s meeting followed Molly’s announcement that starting next year, Edina Realty is creating a new “Circle” award:  “Executive,” for agents grossing more than $500k(!) in commissions (the current top award is “Chairman”).

A newer agent in the back of the room yelled out, “it’s about time they recognized me!”

Estimating the Discount for a Busy Street (or Not)

The Art of Comp Selection One of the trickier home features to account for in a Comparative Market Analysis (“CMA”) is a busy street. For a family with little kids, a busy street may very well be a deal breaker — in which case the discount is theoretically infinite. At the other extreme, an investor looking for a rental property may see the location as a plus: free advertising! Of course, not all busy streets are created equal: depending on how far the home is set back; elevation differences; the individual home’s layout; and even landscaping and other topography, and the noise level/loss of privacy can vary significantly. Two Strategies Faced with so many variables, Realtors and Appraisers can always simply choose an average discount — say , 10% off. Strategy #2? “Are You a Realtor?” “Why, Yes I Am!”

“There Goes My Realtor!” Admittedly, the intended effect is for clients who see me in and around the neighborhood where I live (by Cedar Lake in Minneapolis) to see my car on the road and say, “There Goes My Realtor!” But, my custom license plate (above) is also a conversation-starter when I’m parked. Like today, in Linden Hills, where a builder who has an upcoming listing saw my car and asked if I was a Realtor.
