Which “Done” Did They Mean??

“So Done” vs. “Are You Done Yet?”

For an unassuming four letter word, “done” sure has a lot of different connotations.

doneI count at least eight (below), including two meanings — one good, one bad — popular in residential real estate.

One.  To perfection.  Example:  “That house is done.  It’s not staged like a spec house.”  See, “done to the nines.”

Two.  Dated, out-of-fashion; over.  Sometimes preceded with a “so” for emphasis.  “Earth tones/granite counters/stainless steel are [so] done.” (Actually, they aren’t.)

Three.  Completed a chore or task.  “Are you done with your homework?”; “the laundry’s done,” etc.

Four.  Completed an unsavory or illegal task, usually uttered in a low, confidential voice. Hit man to client:  “it’s done.”

Five.  Thoroughly cooked food; upbeat declarative.  “The steaks are done!”

Six.  Exhausted one’s patience — usually a parent’s — following which the activity in question is abruptly ended.  Most common formulations, uttered with exasperated disgust:  “We’re [done]”; “You’re [done].”  What a parent says to a misbehaving child at the playground, restaurant, etc.

Sometimes preceded with a terse, “That’s it!” (“That’s it!  We’re done . . .”).

Seven.  Finished speaking your peace, sometimes followed with a “yet.”  One spouse to another in an argument:  “Are you done [yet]??”

Eight.  Socially acceptable.  “That’s just not done.”

Estimating the Discount for a Busy Street (or Not)

The Art of Comp Selection One of the trickier home features to account for in a Comparative Market Analysis (“CMA”) is a busy street. For a family with little kids, a busy street may very well be a deal breaker — in which case the discount is theoretically infinite. At the other extreme, an investor looking for a rental property may see the location as a plus: free advertising! Of course, not all busy streets are created equal: depending on how far the home is set back; elevation differences; the individual home’s layout; and even landscaping and other topography, and the noise level/loss of privacy can vary significantly. Two Strategies Faced with so many variables, Realtors and Appraisers can always simply choose an average discount — say , 10% off. Strategy #2? “Are You a Realtor?” “Why, Yes I Am!”

“There Goes My Realtor!” Admittedly, the intended effect is for clients who see me in and around the neighborhood where I live (by Cedar Lake in Minneapolis) to see my car on the road and say, “There Goes My Realtor!” But, my custom license plate (above) is also a conversation-starter when I’m parked. Like today, in Linden Hills, where a builder who has an upcoming listing saw my car and asked if I was a Realtor.
